September 2026 Real Estate Update for Amelia Island-Area Buyers and Sellers
What does the September 2026 AINCAR report mean for people buying or selling in the Amelia Island area?
September brought fewer sales and lower sale prices than a year earlier, alongside faster median contract times and tighter supply. For buyers and sellers considering Amelia Island, Fernandina Beach, and Nassau County, the practical takeaway is to evaluate the specific neighborhood and competing homes before drawing conclusions from broad market headlines.
The report reflects member activity for the Amelia Island - Nassau County Association of REALTORS and is not confined to a specific geographic area. These figures provide context, rather than a separate measurement of Amelia Island, Fernandina Beach, or Nassau County alone.
A quieter month with an unexpected detail
There were 126 closed single-family home sales in September 2026, compared with 140 in September 2025, a 10.0% decline. New pending sales also decreased, from 114 to 92, down 19.3%.
Those two measures describe different stages of a transaction. Closed sales represent completed purchases. New pending sales reflect homes that went under contract during the month. Both were lower than a year ago, but they do not tell us why individual buyers or sellers made their decisions.
The unexpected detail is the timeline. Among the homes that closed, median time to contract shortened to 54 days from 68 days last September, a 20.6% decrease. Median time to sale, which extends through closing, fell to 90 days from 105.
Fewer completed transactions can coexist with faster contracts. That is why I look at several measures together before advising a client on an offer or listing strategy.
Average price versus median price
September's average sale price was $609,049, down 9.8% from $675,586 a year earlier. The median sale price was $526,750, down 2.5% from $540,000.
The difference matters. The average reflects the combined sale prices divided by the number of sales. The median is the middle sale price. Each offers useful information, but each is influenced by which properties actually sold.
A different mix of luxury homes, smaller homes, waterfront properties, or homes needing updates can affect these measures. The report does not establish which factors caused September's price changes.
It also does not establish that an individual home's value declined by 9.8%, or by 2.5%. To estimate a particular property's value, we need comparable sales, current competition, condition, features, and location.
Total dollar volume was $76.7 million, compared with $94.6 million in September 2025, down 18.9%. That reflects the combined effect of the number and prices of completed sales, rather than a stand-alone measure of home appreciation.
Inventory tightened as new listings declined
Active listings totaled 526, down 7.7% from 570 a year earlier. New listings fell 15.6%, from 173 to 146. Months supply of inventory decreased from 4.9 to 4.3, down 12.2%.
Months supply considers available inventory relative to the sales pace. Its decline provides useful context alongside the lower active-listing count: this report does not show a simple story of slowing sales accompanied by rising supply.
For someone searching for Amelia Island homes for sale or comparing Fernandina Beach communities, the relevant question is more specific: how many available homes meet your needs, and how do they compare? The answer may differ considerably by price range and property type.
What buyers should consider
Evaluate negotiating room property by property
The median percentage of original list price received was 95.2%, compared with 96.0% a year earlier. This suggests that pricing adjustments and negotiation remain worth discussing. It does not mean every seller will accept a particular discount, especially relative to a listing's current asking price.
Review comparable sales, listing history, condition, and competing options before deciding what to offer. A home requiring substantial updates deserves a different analysis from a move-in-ready home with scarce features.
Be prepared when a strong match appears
The shorter median contract timeline is a reminder to have financing or proof of funds ready. Preparation allows you to evaluate a suitable property thoughtfully and act when the value and terms make sense for you.
What sellers should consider
Let today's competition guide the asking price
Lower new pending sales reinforce the importance of earning buyer attention. Review the properties buyers can choose instead of yours, along with recent comparable closings. A broad average should inform the conversation, but it should not dictate the price.
Make the property's strengths easy to understand
Clear photography, accurate feature descriptions, thoughtful preparation, and convenient access help buyers evaluate a home. For coastal and waterfront properties, organize relevant information about the property's condition and features so interested buyers can ask informed questions.
The 54-day median time to contract is a market reference point, not a promise. Your home's timeline will depend on its price, presentation, competition, and the buyers currently searching.
Why neighborhood-level advice matters
An island home, a mainland neighborhood property, and a waterfront residence may appeal to different buyers and have different alternatives. Within Nassau County, lot setting, home age, condition, amenities, and price point can change the competitive picture.
For my clients, the next step is to narrow the lens. Which recent sales are truly comparable? Which listings compete directly? Are buyers responding to the same features your home offers? Those questions turn a monthly report into a useful buying or selling strategy.
Frequently asked questions
Are Amelia Island home prices down 9.8%?
The report shows a 9.8% decline in average sale price for AINCAR member activity. It is not an Amelia Island-only dataset and does not measure every individual home's change in value.
How long are homes taking to go under contract?
September's median time to contract was 54 days among the reported closed sales, compared with 68 days a year earlier. Median time to sale was 90 days. These are different measures.
Is there more inventory than last September?
No. Reported active listings declined to 526 from 570, while months supply decreased to 4.3 from 4.9. Your particular search segment may have a different selection.
Does 95.2% of original list price mean I should offer 4.8% below asking?
No. It is an aggregate median based on original listing prices. A home's current asking price, adjustments, condition, and competition require their own analysis before setting an offer.
Should I buy or sell now?
The report alone cannot answer that. Your timing, finances, property needs, and neighborhood-specific options matter. A personalized review can help you weigh the available choices.
