Oyster Bay Harbour & Lanceford Creek Plantation: Q3 2026 Real Estate Market Update

Is now a good time to sell in Oyster Bay Harbour or Lanceford Creek Plantation? The third quarter brought stronger home and lot sales, while available home inventory remains limited. With only two homes actively for sale as of October 1, 2026, and buyers waiting for specific properties, this could be a valuable opportunity for owners considering a move. Pricing still matters, and this quarter’s results deserve a closer look.

As an Oyster Bay Harbour resident and the broker and owner of Close With Colleen Real Estate, I watch this market both through the numbers and through conversations with buyers and neighbors. From July through September, activity picked up compared with earlier quarters of 2026. Eight homes and six lots sold across Oyster Bay Harbour and Lanceford Creek Plantation.

That is encouraging news. But the most interesting part of this update is how those sales connect with what is available—and what buyers are still hoping to find.

Home sales increased, with a different mix of properties

Eight homes sold in the third quarter of 2026, ranging from $595,000 to $1,020,000. The average sale price was $853,415, with an average price per square foot of $328.

For comparison, six homes sold during the same quarter in 2025.

Home sales increased by approximately 33%, while the average sale price declined approximately 23.5%. The average price per square foot decreased 17.8%, or roughly 18%.

That’s a substantial change, but the properties sold were also different. Last year’s homes were newer and somewhat larger. This year’s sold homes averaged a 2008 construction year, compared with 2017 last year, and were approximately 313 square feet smaller on average.

Those differences help put the pricing shift in context. With a small number of transactions, the age, condition, location, and features of the homes sold can meaningfully affect the averages. These figures do not establish that an individual home’s value declined by 18%.

Another notable milestone: this quarter included the first home sale below $600,000 in these neighborhoods since 2021.

For homeowners, the useful question is how your property compares with the most relevant recent sales. A neighborhood average is a starting point; a thoughtful pricing strategy needs to account for your particular home.

Only two homes are actively for sale

As of October 1, 2026, just two homes are actively listed for sale across Oyster Bay Harbour and Lanceford Creek Plantation, priced at $1,175,000 and $1,495,000.

Two additional homes are under contract. Their average list price is $1,012,000, or $389 per square foot. These are asking-price figures, rather than final sale prices, which will become available after closing.

The limited selection is especially relevant because I am working with several buyers who want to purchase here, but the two available homes do not fit their needs.

Some want single-story living. Others are looking for waterfront property, particularly those west-facing views of Lanceford Creek. I also have buyers interested in homes that need updating—an opportunity to create something that reflects their own style.

If you have been considering selling, your home may offer something those buyers are waiting for. With so few competing listings, now could be a good time to explore your options.

That does not mean every property will sell quickly or at any price. It does mean a well-positioned home could receive attention from buyers who already know they want this community.

Lot sales doubled compared with last year

The lot market was active as well. Six lots sold in the third quarter of 2026, compared with three during the same period in 2025—a 100% increase in the number sold.

Oyster Bay Harbour and Lanceford Creek Plantation lot sales doubled from three in Q3 2025 to six in Q3 2026, with average sale prices of $265,000 and $265,833, respectively.

This year’s lot sales ranged from $235,000 to $339,000, with an average sale price of $265,833.

Average lot pricing remained relatively steady, increasing approximately 0.3%, even as the number of sales doubled.

There are currently four marshfront lots listed for sale, all on Bayview Drive, with asking prices ranging from $250,000 to $257,000.

I also have buyers waiting specifically for lots on Soap Creek Drive. If you own a lot there and have been thinking about selling, I would welcome a conversation about its potential fit for these buyers.

Mortgage rates matter, but so does the neighborhood

Freddie Mac reported an average 30-year fixed mortgage rate of 7.03% on September 24, 2026. Higher borrowing costs remain part of buyers’ decision-making, and I have seen some buyers move more cautiously across the area.

Still, the Fernandina Beach and Amelia Island area is best understood neighborhood by neighborhood. Oyster Bay Harbour and Lanceford Creek Plantation saw increased activity this quarter, and available homes are limited.

In my conversations, buyers continue to be drawn to the small-community atmosphere here: the beautiful mature trees, waterfront setting, and yacht club lifestyle. Many want a place where they can feel connected to their surroundings and their neighbors.

Some also see Florida residency as part of their longer-term financial plans. Florida does not impose a state personal income tax, which is one reason the state remains appealing to these buyers. Establishing residency and understanding its tax implications are matters to review with a qualified tax adviser.

As someone who lives here and has their real estate office in the neighborhood, I understand the appeal. The oak-lined streets and creek views are part of daily life, and they often become the details buyers remember long after a showing.
