June 2026 Fernandina Beach & Amelia Island Real Estate Market Update: Buyer Activity Is Building

The Fernandina Beach, Amelia Island and Nassau County real estate market showed encouraging momentum in June 2026. Closed sales increased, prices remained resilient and total sales volume rose substantially compared with June of last year.

Just as important, I’m seeing more buyer activity firsthand. More buyers are touring homes, asking detailed questions and preparing to make a move. While today’s buyers remain thoughtful and value-conscious, many seem increasingly comfortable moving forward when they find the right property.

June 2026 Real Estate Market at a Glance

According to the June market report for single-family homes:

  • 164 homes closed, an increase of 8.6% from June 2025

  • The median sales price was $532,944, up 3%

  • The average sales price reached $676,102, up 9.3%

  • Total sales volume exceeded $110.9 million, an increase of 18.7%

  • Homes sold for an average of 97.1% of their original asking price

  • 581 homes were actively listed, down 9.9%

  • 178 new listings entered the market, down 14.8%

  • The market had a 4.9-month supply of homes

  • Median time to contract was 66 days

Taken together, these numbers point to a market that is active but increasingly selective. Buyers have more time to evaluate their options than they did during the peak pandemic years, yet inventory remains limited enough to support home values—especially for properties that are well-maintained, properly priced and effectively marketed.

Sales and Prices Are Moving in a Positive Direction

The 8.6% year-over-year increase in closed sales is a meaningful sign of improving activity. Even more notable is the 18.7% increase in total sales volume, which suggests that buyers are participating across a broad range of price points.

The median sales price rose to $532,944, while the average price climbed to $676,102. The gap between those figures reflects the diversity of our local market, from mainland communities in Yulee and Fernandina Beach to island homes, gated neighborhoods, new construction, golf communities and waterfront properties.

The upper end of the market also contributed to June’s stronger numbers, with 22 properties selling above $1 million—an increase of 69.2% from the previous year. That is encouraging, but it is only one part of the larger story: buyer activity appears to be strengthening throughout the market.

Buyers Have Choices—but Not Unlimited Choices

A 4.9-month supply of inventory places the market near a more balanced position. Buyers generally have more choices and negotiating room than they had several years ago, particularly when a home has been on the market for an extended period.

However, active inventory declined nearly 10% from last year, and new listings were down almost 15%. That means the supply of available homes is not expanding dramatically.

The best properties still stand out. Homes in desirable locations, with appealing updates, thoughtful presentation and realistic pricing, can attract strong interest. This is especially true for waterfront homes, properties in established gated communities and homes offering a distinctive Florida lifestyle.

What Sellers Should Know

Homes sold for an average of 97.1% of their original asking price in June. That is a useful reminder that pricing matters.

Today’s buyers have access to extensive market information, and they are quick to compare price, condition, location, insurance considerations and overall value. Starting too high can cause a property to lose momentum during the crucial first weeks on the market.

For sellers, success increasingly depends on three things:

  1. An informed pricing strategy

  2. Professional marketing that communicates the property’s value

  3. Skilled negotiation once an interested buyer emerges

The median time to contract was 66 days, so sellers should prepare for a more measured process. That does not mean homes are not selling. It means preparation and strategy are more important than relying on the market alone.

Florida’s Tax Advantages Continue to Influence Buyers

Another trend I’m seeing is continued interest from people who want to establish—or maintain—Florida residency. Florida’s lack of a state individual income tax remains particularly attractive to retirees, business owners, executives and households relocating from higher-tax states.

For many buyers, a home purchase is not simply a lifestyle decision. It is part of a broader financial and tax-planning conversation. Amelia Island and Fernandina Beach offer an appealing combination of coastal living, natural beauty, accessibility and favorable Florida tax treatment.

Potential property-tax reforms being discussed in Florida are also worth watching. If meaningful reductions ultimately reach voters and are approved, they could make Florida homeownership even more attractive and potentially bring additional buyers into the market. The details and timing will matter, but this is an issue buyers, sellers and homeowners should continue to follow.

My Take on the Market

From where I sit, the June numbers support what I have been experiencing: buyer activity is building.

This is not the frantic market of a few years ago, when buyers often felt pressured to make immediate decisions with limited information. It is a more deliberate market—and, in many ways, a healthier one.

Buyers have opportunities, but waiting for a dramatic drop in prices could mean missing a property that fits their needs. Sellers still have a strong opportunity to achieve an excellent result, but proper positioning is essential.

Every neighborhood and property type behaves a little differently. A home in downtown Fernandina Beach may face a different competitive landscape than a waterfront property, an Amelia Island condominium, a newer home in Yulee or a residence in one of Nassau County’s gated communities. That is why broad market statistics are most valuable when paired with detailed neighborhood and property-specific analysis.
