Oyster Bay Harbor Neighborhood Real Estate Update - 2023, 2nd Quarter

While sales of vacant lots in the Oyster Bay Harbour Community of Fernandina Beach, Florida have definitely slowed down in 2023, the real estate market in the neighborhood is still strong. In fact, the average square-foot sales price of a home in the neighborhood is 22% higher than it was just a year ago. As a top listing agent in the Oyster Bay Harbour neighborhood as well as a resident realtor, here's an overview of the current Oyster Bay Harbor real estate market.

Recent Home Sales in Oyster Bay Harbor

During the 2nd quarter of 2023, 3 homes sold in the Oyster Bay Harbour Community. One was an existing home which I had listed on Soap Creek Drive, and two were new homes built. One of these new homes was a villa on Bay View Drive built by New Atlantic, and the other was singe story home in the Cove on Park Place built by Artisan.

The average sales price of these homes that sold was $909,361, or $360/square-foot. This was approximately 22% higher than the square-foot price of homes sold this time last year.

As of June 30, 2023 there are not currently any existing homes listed as Active for sale in the Oyster Bay Harbour neighborhood of Fernandina Beach.

As of June 30, 2023 there are not currently any existing homes listed as Active for sale in the Oyster Bay Harbour neighborhood of Fernandina Beach.

New Homes Available for Sale in Oyster Bay Harbor

There are also 6 lot/building packages for homes currently listed Active for sale in Oyster Bay Harbour ranging in price from $1,100,000 to $843,900. All of these are homes in the Villas area of the community. One is being built by New Atlantic Builders and one is being built by Artisan. The average square foot listed price of these new homes is $351/square-foot, and the average size of these homes is 2,630 sq-ft.

New Homes Under Contract in Oyster Bay Harbor 

4 homes are currently Under Contract in the neighborhood, all of which are Villas. They are in the process of being built or planning to be built by the builder Artisan. The average square-foot price of these homes is $305/square-foot, for a total price of $811,500 per home. However, this listed price may differ from the ending sale price once the homes are fully specked out and built.

Vacant Lots Available for Purchase in Oyster Bay Harbor

While home sales have stayed hot, vacant lot sales have definitely slowed down.  No vacant lots sold during the 2nd Quarter of 2023. However, there are currently 6 vacant lot listings Active for sale. Two are in the Villas area of the community, and the others are marshfront lots on Soap Creek Drive.
