Oyster Bay Harbor Neighborhood Real Estate Update - 2023, 3rd Quarter
We’re still seeing record high sales prices of homes in the Oyster Bay Harbour Community of Fernandina Beach, Florida, despite the rising interest rates. In fact, the average square-foot sales price of a home in the neighborhood is 7% higher than it was just a year ago. Recent Home Sales in Oyster Bay Harbor
Just one home sold during the 3rd quarter of 2023, which was a newer Riverside home I had listed for sale on Park Place. This home was on the market for less than 48 hours.
The $980,000 sales price of this home equated to $366/square-foot. This sales price was a bit higher than the $360/square-foot average sale price seen in the 2nd quarter of this year, and nearly 7% higher than the average square-foot price of homes during the 3rd quarter 2022.
Homes Currently Available for Sale in Oyster Bay Harbor
As of September 30, 2023 there is currently one existing home listed as Active for sale in the Oyster Bay Harbour neighborhood of Fernandina Beach, which is another home I have listed for sale at 96026 Park Place. This home is listed for sale for $1,100,000, or $337/square-foot.
It’s been meticulously maintained and is loaded with high-end features including a brand new whole house generator, newer roof, premium custom woodwork, and it also has a great view of the lake.

There are also currently 2 lot/building packages for homes currently listed Active for sale in Oyster Bay Harbour with an average price of $383/square-foot. One is home being built at the end of the bridge near the Yacht Club that is being built by Artisan, and the other is a spec home that is yet to be built by Beckton Home Builders. You may remember that Artisan had several lot/building packages for new Villas listed Active for sale last quarter. However, at this time, they have all been withdrawn from the MLS.

However, this listed price may differ from the ending sale price once the homes are fully specked out and built.

While home sales have stayed hot, vacant lot sales have definitely slowed down. No vacant lots sold have sold this year! There are currently 9 vacant lot listings Active for sale, 3 of which I have listed for sale. Two of the vacant lots are in the Villas area of the community, and the others are marshfront lots on Soap Creek Drive. All have some sort of a marsh view. The average price of these lots is $271,544.
